Site acquisition and pre-planning services

MJM’s site acquisition service gives developers and buyers a clear read on civil and structural risks before they commit. We carry out site appraisals and pre-acquisition due diligence across brownfield and greenfield sites, with experience on contaminated and difficult ground where being involved early makes difficult sites workable.

Our 3D earthworks models use borehole and trial pit data to keep earthworks costs down. Phase 1 desk studies assess development constraints and ground risk, and early schematic designs support cost planning before money is committed. Drainage and flood risk are built in, using SuDS to reduce the need for costly offsite infrastructure. Where a site needs highways input, our civil and highways teams work it through together.

Planning reports and services

MJM prepares reports to support planning applications and satisfy pre-commencement conditions. These include Proposed Level Schemes, Flood Risk Assessments, Drainage Strategies, Basement Impact Assessments and Foundation Works Risk Assessments. Where SuDS is required, drainage strategies are costed and designed from the start to keep flood prevention costs down.

We’re experienced working with local planning authorities and statutory bodies, and we know what the approvals process requires.

Geotechnical and environmental engineering

MJM designs and oversees Phase I and Phase II geo-environmental investigations, attending site throughout the works. We take an active role in managing ground risk, not just reviewing what specialist reports say. It means ground conditions are properly understood before they become a cost problem.

Brownfield sites and demolition materials are treated as a resource. MJM has extensive experience on contaminated and difficult ground, and early involvement has made the difference on projects where ground conditions threatened viability.

Site enabling works

On many projects, a standalone site enabling works contract reduces cost and programme risk. Separating out the groundworks gives cost certainty early and keeps the main contract cleaner.

MJM provides detailed designs covering demolition, remediation, earthworks, cut and fill balancing, levels strategy and drainage design, both temporary and permanent. The earthworks are as important to the finished structure as the foundations. A structured testing regime is built into the process, so the ground is fully tested and signed off before the main works begin.

Civil and structural design and detailing

MJM delivers civil engineering design and structural engineering design across RIBA stages 0 to 7. All design is BIM-integrated, with Revit used throughout. MJM has been delivering BIM-based projects since 2007. We inspect at critical stages (earthworks, slab pours), snag as we go and produce photographic reports at every visit. Post-construction, 12-month defects visits are included as standard.

Structural forms covered include reinforced concrete, steel frame and hybrid structures. We’re also regularly brought in for building modifications: additional floor loadings, structural openings and changes of use.

SER certification

Structural design work in Scotland requires certification through the Scottish Engineers Register (SER), a statutory scheme under Scottish building regulations that confirms the Certifying Engineer is competent to sign off the work.

MJM holds SER certification, so clients with projects on both sides of the border don’t need a separate firm for Scottish work.

Structural reports and surveys

Before acquiring, refurbishing or changing the use of an existing commercial building, a structural survey gives you an accurate picture of what you’re working with.

MJM produces reports tailored to the project, covering the structure and condition of the building, load capacity and any remedial works required.

Flood risk and drainage strategy

Getting flood risk and drainage right at planning stage saves costs down the line. MJM produces Flood Risk Assessments and Drainage Strategies designed to satisfy planning requirements without driving up project costs.

Sustainable drainage systems (SuDS) are used to reduce the need for costly offsite infrastructure and help replenish groundwater levels. Where site layouts allow, drainage design can incorporate ponds and swales that deliver ecological improvements on site.

Tender bid assistance

MJM was built on helping main contractors put together competitive bids in design-and-build procurement. At bid stage, we provide pre-tender engineering input quickly: identifying civil and structural risks, producing preliminary designs and developing cost-informed design proposals that make a tender bid technically defensible and accurately priced.

The output is bid information that holds up when the project moves into contract.

FM facilitation

Managing a building without accurate records costs money. MJM produces Revit models from existing 2D drawings and surveys, giving asset management teams a reliable digital record of the building they’re managing.

Combined with quality management during construction, it’s an approach that targets lower whole-life costs from day one.
