This site consisted of 2 speculative units for Gazeley totalling 430,000sqft. The FFL of unit 2 was approximately 4m higher than unit 1 due to the levels at each access point into the site. The project involved extensive demolition of several buildings ranging from concrete framed structures to steel framed warehousing followed by the re-profiling of the site to accommodate the two building platform levels. A vibro replacement ground improvement technique was used to control the settlement of the higher level unit. Timber crib retaining walls up to 6m high were used to accommodate the level differences in and around site.
